The First Official 3D Rendering of the Historic Mineral Springs Hotel
One of the questions we hear most often is, "What will the hotel look like when it's finished?" Today, we're excited to share our first official 3D rendering of the Historic Mineral Springs Hotel!
While this rendering is not the final design, it represents months of research, planning, and collaboration with our architectural team at Tower-Pinkster. It gives us—and our community—the first real glimpse of what the restored hotel could become.

Restoring History While Looking to the Future
One of the most noticeable changes in the rendering is the front columns.
We are exploring the possibility of extending them all the way to the ground, much like they appeared in the building's original design. Not only would this create a cleaner, more historically accurate appearance, but it could also improve accessibility by providing a more functional entrance design.
Another exciting feature is the front balcony. While the new railings will need to meet today's building codes, the design closely reflects the original style of the hotel, allowing us to preserve much of its historic character while ensuring the building is safe for future generations.
You'll also notice the recreation of the bottom-right storefront. Restoring this space to better reflect its historic appearance is another step toward bringing back the architectural beauty that once made the Mineral Springs Hotel the centerpiece of the Paoli Square.
What About the "HOTEL" Sign?
One question we've received frequently is whether the iconic "HOTEL" lettering on the towers will remain.
The answer is: we're not sure yet.
Through our research, we've discovered that the word "HOTEL" has appeared on the towers since at least 1951 based on a historic photograph we've located. However, it was not part of the building's original appearance, as shown in a 1919 photograph.
As we move forward with exterior restoration, we'll be following federal historic preservation guidelines. These standards are important because they help determine eligibility for many historic preservation grants and tax credits that can significantly assist with funding the restoration.
Until those reviews are complete, we don't yet know whether the final design will include the tower signage or return the building to its earliest documented appearance.
When Will Construction Begin?
Another question we hear often is, "When will construction start?"
At this point, we don't have a firm start date to announce.
Our architects at Tower-Pinkster are currently developing what is known as the Emergency Envelope Package, which includes plans for the roof, masonry repairs, and potentially the windows. Once these construction documents are complete, contractors will be able to prepare accurate bids based on finalized plans.
We are hopeful that we'll have a more definitive update on the construction timeline by the middle of August.
